Woodbrook DRB Guidelines - Effective April 15, 2024

These Design Review Board (DRB) guidelines are here to help keep Woodbrook looking great while making sure everyone's building or improvement projects are safe, legal, and respectful of neighbors. Before starting a project, make sure you understand the rules below and get the proper approvals.

🏠 What You Can Build

  1. You can have a park model (up to 400 sq. ft.) or a seasonal RV on your lot.
  2. The living space on your lot cannot be more than 820 sq. ft. and must be only one level. No second floors are allowed.
  3. You may add screen rooms, decks, porches, or sheds with DRB approval.
  4. Additions must be 15 feet from the road and 5 feet from property lines.

πŸ›  When and How to Build

  1. You can do construction from April 15 to October 15 with DRB permission.
  2. Interior-only work like painting or flooring can happen during off-season (with DRB permit).
  3. You must have a DRB permit and Town of Fitzwilliam permit before starting any major work.
  4. All construction waste must be removed by the owner.

πŸ“ Plans and Permits

  1. Submit detailed plans (2 copies) showing what you're building and where.
  2. If you're placing a new unit, changing your current one, or adding a deck or shed, you must get a land survey.
  3. Post your permit visibly at your lot.
  4. DRB must inspect and sign off when your project is finished.

πŸ“ Size and Design Rules

  1. Sheds must be no larger than 10'x12' and 10’6” tall.
  2. The screen rooms must be no larger than 144 sq. ft. and may not have heating or A/C.
  3. No bright lights pointing at neighbors. Fences must be under 4 ft. and approved.
  4. You must keep your site clean, safe, and not cluttered.

🚫 What’s Not Allowed

  1. Electric heat and garbage disposals are not allowed.
  2. No building in off-season unless approved by DRB.
  3. No more than two satellite dishes, and they must be approved and placed properly.
  4. No carports or tents after Memorial Day without permission.
  5. If you owe fees to Woodbrook, you can't get a permit or may lose one you already have.

πŸ”Œ Utilities and Safety

  1. Each unit must have an outside water faucet to help with winter shutoff.
  2. Your electrical setup must be safe and not exceed 50 amps unless approved.
  3. You need a fire extinguisher at any construction site.
  4. All permits must be displayed and approved before work begins.

πŸ“£ Final Notes

  1. DRB and the Board can stop any project not following the rules.
  2. All DRB decisions can be submitted to the Board for appeal within 14 days.
  3. Fines for breaking rules can be up to $100/day.
