๐Ÿก What is Woodbrook?

  1. Woodbrook is a private, seasonal condo community, not a trailer park.
  2. Each unit is owned with a deed. Only park models or travel trailers are allowed (with DRB approval).
  3. Mobile homes and motorhomes are not allowed. We follow Condominium By-Laws and have an elected Board of Directors.

๐Ÿ’ฐ What are the yearly fees?

  1. The 2025 fee is $1,850 per unit, paid in two parts:
  2. $925 due April 1
  3. $925 due October 1
  4. Late payments include fees and interest.

๐Ÿ—“๏ธ When is Woodbrook open?

  1. Weโ€™re open April 15 โ€“ October 15. Water is turned off on October 15.
  2. You can stay up to 8 days per month off-season. More than that may result in fines ($100/day).

๐Ÿ—๏ธ Can I make changes to my property?

  1. Yes, with DRB approval. This includes units, sheds, decks, porches, and satellite dishes.
  2. Some projects also need town permits.
  3. Unapproved work can lead to fines or removal.

๐Ÿ“ What are the DRB rules?

  1. Major changes require a certified land survey (your cost).
  2. Regulations cover unit and deck size, fencing, and lighting.
  3. You can only have two approved satellite dishes. Full DRB rules are online.

๐Ÿ“„ Where can I find the By-Laws?

You can download an unofficial copy under Documents > Governing Documents or you can request the official version from the Cheshire County Registry of Deeds.

๐Ÿšฝ What should I know about septic use?

  1. Flush only toilet paperโ€”no wipes, floss, diapers, or feminine products.
  2. Our private septic system is sensitive and expensive to fix.

๐Ÿงโ€โ™‚๏ธ Can I rent my unit or have guests?

  1. Yes, but complete the rental form before they arrive. Owners are responsible for their guests.
  2. Rental form can be found on the portal under Requests

๐Ÿ›’ Is there a resale office?

  1. No. Listings are posted on the Lodge bulletin board and website.
  2. You create your own ad, just the way you want itโ€”we simply help post it without making any changes.

๐Ÿ—ณ๏ธ Can I vote if I canโ€™t attend the Annual Meeting?

  1. Yes! Use a proxy form so someone else can vote on your behalf.
  2. We are in the process of allowing online voting through the owner portal.

๐Ÿงบ Can I rent the Lodge?

  1. No. The Lodge is a shared space for everyone.
  2. Owners may have an event at the lodge or pavilion, but they cannot prohibit other owners from using these spaces at the same time.
  3. Only the Board or the Entertainment Committee can reserve it for events.
  4. Clean-up must be done by 6:00 a.m. the next day.

๐Ÿถ Are pets allowed?

  1. Yes! Pets must be leashed, picked up after, and are not allowed at the beach or pool.

๐Ÿš˜ Where do I park?

  1. At your unit or in designated lots (tarmac, pool, office).
  2. There is no parking allowed on the street, this is for safety.
  3. Please follow signs and donโ€™t block roads or driveways.

๐ŸŽ‰ How do I know whatโ€™s happening?

  1. Check the Events Calendar on the website. Events are for owners and their guests only.
